City Central Tower 2 Demolition and Asbestos Removal required that the former Advertiser Building, a 14 storey office building in the heart of the Adelaide CBD be demolished to ground level with extensive asbestos removal, demolition, civil works and structural modifications made to the two level basement below.

This involved the removal of over 800 cubic metres of friable limpet asbestos; demolition of 15,385 tonnes of structure and removal of debris from site; excavation of 1500 cubic metres of spoil in the lower basement level and removal of spoil through the adjacent City Central Tower 1 (CCT1) basement; and installing 250 cubic metres of blinding layer to the basement excavation.

The contract included a non-negotiable fixed completion date for handing over the site to the contractor building the new structure. In order to meet the programme target dates, McMahon Services established a 24 hour multi-shift operation, as well managing demolition on upper floors while asbestos decontamination was undertaken concurrently on the floors below. Before work commenced on site, detailed planning and risk analyses were undertaken across all work faces to ensure the project could be undertaken safely and effectively.

Innovative Construction

The requirement to deliver the project in a 22 week programme posed significant challenges. McMahon Services had to develop a deconstruction procedure, whereby the tasks of asbestos removal, upper level structural demolition and basement civil works occurred concurrently. A detailed project risk analysis was carried out by McMahon Services prior to our final commitment to the client.

We believe this to be an Australian and possible world first where a multi storey building has been demolished whilst construction works were carried out below. That the works completed on schedule, on budget, achieving a 98% recycled outcome, with zero LTI recorded is credit to those involved.
